How would you market my property?

Your property is unique and as such we put together a bespoke marketing plan to attract exactly the right buyer. With 99% of people beginning their search online, it is imperative that your property is listed on the two major portals, Rightmove and Zoopla. In addition, we also use Gumtree Pro and home.co.uk, which we have found extremely effective for reaching a wider market, as well utilising our shop window and own website.

It is not enough, though, for your property just to be listed, it also needs to make a statement; this is why we have invested in professional photography and video. Your home will also feature in our branch window, on social media, our website and will be delivered directly to our network of clients.

Even with the latest technology we have found that one of the most effective marketing solutions for us is personal recommendations, simply connecting personally with potential clients, businesses and the community, and harnessing the power of word of mouth. Why should you present your property to let?

Every tenant is looking to make your property his or her home. Walking into a tired or empty space makes it difficult for them to imagine themselves living there. You want tenants to fall in love with your property; this can be easily achieved by refreshing the paintwork and adding some key pieces of furniture. The furniture does not have to stay for the tenancy, but it will give viewers an idea of how they could transform your space into a space they want to live in.

A stylish sofa with a couple of snuggly cushions, a bed with clean and attractive bedding and a vase of fresh flowers on the dining table will work wonders. You are basically setting the scene; the more you can do to help your potential tenants envisage themselves in your property, the better. If your property looks and feels loved this also adds value.

What are the main safety regulations I need to follow as a landlord?

Gas Safety

You must make sure that all gas equipment supplied within the rental property is safely installed, annually checked and maintained by a registered Gas Safe engineer. You must also provide your tenant with a copy of the gas safety check record before they move in, or within 28 days of such checks, updated thereafter.

Electrical Safety

You must be sure that the electrical system throughout the property is completely safe; sockets, light fittings, etc. All appliances that are included within the tenancy must also be attended to and (where appropriate) PAT tested; cookers, kettles, etc.

Fire Safety

To comply with fire safety rules in the PRS you must:

  • Follow fire safety regulations, e.g. check tenants have access to escape routes at all times.
  • Make sure the furniture and furnishings they supply are fire safe, e.g. genuine fire resistance labels.
  • If your property is a large HMO (House in Multiple Occupation) you must provide fire alarms and extinguishers throughout the building, to comply with HMO licensing procedures.
  • From 10th October 2015 all residential landlords will be required to install working smoke and carbon monoxide alarms (where needed), or risk a penalty of up to £5,000.

Water Safety

The UK's Health and Safety Executive has recently extended regulations regarding the control of Legionnaires' disease to privately rented properties in Britain. From time to time rental properties will lay empty and so their heating and water systems become stagnant, for instance during void periods, or in student accommodation over the summer months, etc. This means that private landlords now have a duty of care to carry out a full risk assessment on their properties, or pay a specialist to do so. Flushing out a property's hot and cold water system before a tenant moves in, replacing old or unused pipes and advising tenants to regularly clean and disinfect showerheads can all prevent the potentially deadly disease.

Energy Performance Certificates (EPCs)

When you market your property for rent you must order an EPC from an accredited assessor. The EPC will show prospective tenants how energy efficient your property is (from A, most efficient, to G, least efficient) and the typical associated energy costs. This will also provide you with helpful recommendations regarding how to reduce energy use in your rental and how to save money by doing so.

Inspect Beyond Boundaries

Avoid being liable for injuries to your tenants, simply by expanding the areas that you inspect e.g. communal spaces, paths, etc., and making sure that you have adequate property owners' liability insurance firmly in place.

Viewings

Prior to any viewing we ensure that any potential tenant is fully qualified. We want be certain that we find the right kind of tenant to achieve a successful let. We choose the best tenants, to get the right fit for you and your property, and we have an abundance of potential occupants.
