Budget

To calculate your budget quickly and effectively be sure to ask the landlord/agent as many questions as possible, for instance with regardsa to council tax costs, electricity, gas and water costs etc.

Note any Flaws

Take a notepad and jot down any flaws that you spot, for example potential damp spots, subsidence, etc. If you're still interested in renting the property, you can then inform the agent who will work with the landlord to get the property ready for you.

Vet the landlord / letting agent

We are selective with regards to which landlords we work with, in order to provide the best and most consistent service; we only work with landlords who consider the needs of the tenant as well as their investment. Not all agents are the same, therefore before handing over any cash or personal details, make sure that you have the landlord's full name and contract address. You can also check whether they own the property via the Land Registry website for a small cost. If you're dealing with a letting agent check whether they're a member of a professional body, such as the Association of Residential Letting Agents, the National Approved Lettings Scheme, the UK Association of Letting Agents, the National Association of Estate Agents and The Property Ombudsmen.

Deposit

Your deposit is protected with us, but what should you look for if you decide to use another agent? Your landlord must put your deposit into one of the three government-backed schemes within 30 days of receiving it. If they have failed to protect your deposit then a court can order them to pay you a penalty of up to three times the amount of said deposit.

What makes a successful viewing?

We want to find you your next home, and to do that honesty and constructive feedback is key. Knowing and understanding your needs, likes and dislikes enables us to narrow down your search and match you with your ideal property. Prepare for the viewing by drawing up a list of questions that you might have about the property.
