Designed to sell

Welcome to Ashton Matthews, the estate agency focused on selling your home. Our attention to detail is evident throughout our business, starting with our sophisticated branding and office, right down to our personalised and expert service.

The blueprint for our business is centred on providing the level of service you would expect from a high-endluxury company, fused with a passion for utilising the latest technology. In a competitive London market it would be easy to blend in, but this is not our style.

We experiment with new technological advances that can enhance our marketing efforts and help us to sell your home. We are an agent that knows how to get results without losing our passion for building long-standing relationships with you, our clients.

List your home with Ashton Matthews and experience a distinctive service designed to sell. Covering West and Central London, our agents consistently monitor market trends to ensure that we provide you with the most accurate and detailed advice possible.

Due to the increase in overseas buyers, sellers and investors, one of our biggest assets is our bilingual team. Being able to provide the same level of service in a multitude of languages only strengths our position within the market.

What should I look for when choosing an estate agent?

Not all estate agents are the same, so you need to choose the one that is right for you and your home. Is the agent experienced in successfully selling property in your area? Do they have a bespoke strategy for marketing your property? And, more importantly, do you believe that the agent can deliver?

Selling your home can be stressful; there is no glossing over the fact. Knowing your agent is propelling your sale forward whilst keeping you informed every step of the way makes the process far more enjoyable.

We advise that you interview at least three estate agents to get an overview, not only of how your property sits in the current market, but also of how each agent will go about selling your home.

We know what it takes to sell your home in today's London market.

How do I prepare my home for sale?

Unfortunately there is no magic wand; it takes work. De-clutter, clean, fix and decorate, present and finish - this is the basic model of home staging. Many of us do not adopt minimalistic principals and have cupboards and rooms of clutter. You don't want to take this clutter with you, so now is the time to have that spring clean you've been putting off.

Your home's kerb appeal can sometimes be the thing that makes the sale. Again, freshen-up your paintwork and tidy and clean your garden. No matter what time of year you are selling your home, make sure that your beds and pots are bursting with colour. Give your home the first impression it deserves.

Present each room as appropriate to its function. In other words, each bedroom should have a bed and be staged as a bedroom. Keep all your surfaces as clear as possible and add a few key accessories to each room. Finish the look off with some special finishing touches - designer toiletries, an aromatic selection of fresh flowers - that make a house a home.

How would you market my home?

Your property is unique and as such we put together a bespoke marketing plan to attract exactly the right buyer. With 99% of people beginning their search online it is imperative that your property is listed on the two major portals, Rightmove and Zoopla. In addition, we also use Gumtree Pro and home.co.uk, which we have found extremely effective for reaching a wider market.

However, it is not enough for your property simply to be listed, it also needs to make a statement; this is why we have invested in professional photography and video. Your home will also feature in our branch window, on social media and our website, as well as being delivered directly to our network of clients.

Even with the latest technology we have found that one of the most effective marketing solutions for us is personal recommendations, simply connecting personally with potential clients, businesses and the community and using the power of word of mouth. We are proud of the high volume of business we receive through recommendations. We believe in building long standing trusting relationships that attract the right kind of buyers, investors and sellers.

What makes a successful viewing?

There are several elements that make a successful viewing.

  • Quality buyers: we ensure that each potential buyer wishing to view your home is in a position to proceed.
  • Ensure your home is well presented inside and out; you want the first impression of your home to seduce the buyer.
  • You need to be flexible with regards to accepting viewings. Meeting the needs of your potential buyer ensures that your property is viewed as quickly as possible. You don't want them to fall for something else whilst they wait for you!
  • A skilled agent. You know your home, but we know how to portray your home's personality and lifestyle to capture the imagination of your buyer. Buying signals can be identified and acted on swiftly, resulting in an offer and, shortly after, a sale.

This is why our distinctive service is designed to sell.

What happens after I accept an offer?

An offer is just the start; our dedicated team will guide you through the process whilst pushing the sale along. To us, nothing is certain until you complete; therefore it is our duty to ensure this happens as quickly as possible.

Completion is not the end, though, as your relationship with us matters. We will continue to offer you advice and guidance in the next stage of your property journey and beyond.
